A tenant's guide of how to track and manage rent from your leases.

Getting Started

Use the Search Bar to find the lease rent schedule you're looking for. Next, select the Lease tab.

Here is where all leases related to this Location are stored. Including Active/Current Leases, Prior/Expired Leases, Future Leases, and Income Leases.

Click the expansion arrow and scroll to the Rent Schedule.

Any Rent Schedules (including prior or future leases) will be stored in your Leasecake account.

Active Leases

Total Rent Overview

Active Leases will show a snapshot of your rent including Total Current Rent (including Base Rent + other Rent Types), Total Rent Changes, and Remaining Base Rent Liability (calculated from your lease expiration date in Leasecake).

Click the calendar icon to see future month's rent.

Rent Schedule

The rent schedule provides a clear view of both upcoming and past rent payments, organized by the next payment due and expense category.

Select 'Show History' to see past rent payment dates.

Rent Types can be categorized into the following expenses:

  • Base Rent

  • CAM

  • Insurance

  • Other

  • Parking

  • Property Tax

  • Signage

  • Storage

  • Taxes

  • Create Your Own

If you've added more than one expense category, you can filter the Rent Schedule to give a breakdown of rent by type.

Estimated Q1 2025: Leasecake's Rent Schedule will be able to support paying multiple parties, paying quarterly, semi annual, annual and one-time payment frequencies, support for Indexation auto calculations, and more.

Tax Schedule & Additional Expenses

You can also set up Tax Schedules and add Additional Expenses to track more than just rent. The Additional Expenses section is ideal for storing details on Tenant Improvements or other property investments. This information can be valuable for reference during lease renegotiations.

Exporting Lease Abstracts

To export your lease abstract, click 'Export' in the top right corner of your screen. If you have multiple leases, choose which one you want to create the lease abstract for.

Select Lease Abstract > Generate Now.

Choose if you want to include all or only some of the lease details. Select Download Now.

You will see the Rent Types broken out as reflected in your Rent Schedule in Leasecake.
